What is the Stack Method?

The Stack Method is a creative acquisition strategy that allows you to purchase with $0 out of pocket by combining three layers of funding:

1. A new primary loan (like a DSCR or Hard Money loan)

2. A new seller-finance note

3. And transactional funding

If you negotiate the seller's note to fully cover your down payment and closing costs, we can fund your deal upfront to get it to close of escrow.

Tier 1 (Funds only)

2nd Closing Costs:

Provided with Tier 1:

  • Transactional funding

  • Facilitate only the second closing with our attorney

  • Only funding, no coordination

Required:

  • You must already have the original PSA (purchase contract)

  • Seller carry agreement must be separate

  • We only fund the second closing

Choose this if: You just need the money to close and already have your contracts in place.

Tier 2 (Full service)

$1,400 Upfront

Total Fees:

Transactional Funds:

2.5% Fee ($2,500 minimum)

Coordination:

$2,500 ($1,400 upfront)

2nd Closing Costs:

~$2,500

Provided with Tier 2:

  • Everything from Tier 1

  • LLC and contract creation and structuring

  • Access to preferred lender list

  • All title communication handled

  • We handle both the primary and secondary closings

Required:

  • Upfront fee of $1,400 is due only after your intake call to ensure we can close the deal

  • Remaining coordination fee ($1,100) paid at closing

  • We fund and coordinate both A-B and B-C closings
